Aireys Inlet Commercial Areas Design Guidelines

Council at its meeting on 24 June 2009 adopted the Design Guidelines for the commercial areas of Aireys Inlet.

The 'Guidelines' provide a set of design responses that direct a more cohesive/appropriate built form (building height, bulk, setbacks etc) to manage the change that will occur in the commercial areas of the township.

A summary of the key design principles that underpin the guidelines are as follows:

• Scale and setbacks - to maintain the moderate scale of building development within the scale of the canopy and protect the amenity of areas adjoining the commercial area.
• Views - To protect and enhance views to the split point lighthouse, the landscape ridgelines, the general story and the valley.
• Landscape - To protect and enhance the coastal bushy backdrop of buildings.
• Painkalac Creek - To ensure protection of the ecological values and characteristics of the Painkalac Creek corridor, while improving pedestrian access to this area.
• Public Domain - To enhance the public urban spaces to provide a safer, greener, more pedestrian focused environment.
• Township structure - To consolidate commercial development in the two commercial areas of Aireys zoned Business 1 Zone (B1Z).

Next step

The next step of the project is the translation of the 'Guidelines' into the Surf Coast Planning Scheme to provide statutory control.
