Notice of Intention to sell a portion of Geelong Road, Torquay

Surf Coast Shire Council gives notice in accordance with section 114 of the Local Government Act 2020 of intention to sell a 164m2 portion of Geelong Road, Torquay (Service Road) (Volume 12302 Folio 054) to the adjoining property owner.

The land to be considered for sale is shown in the map on this webpage.

Submissions on the proposal are invited by no later than 27 February 2026 and can be submitted to: the Property Officer, Surf Coast Shire Council, PO Box 350, Torquay 3228; or emailed to info@surfcoast.vic.gov.au.

When making a written submission, you may also include a request to be heard in person in support of your submission.

The hearing would be at a special meeting of Council, at a date and time to be advised. You may also request to have someone appear at the hearing on your behalf.

All feedback will be considered by Council before any final decision is made. 

About the proposed sale

Why is Council considering selling this land?

During the final stages of planning for construction of a new pathway on the western side of Geelong Road, Torquay between Surf City and Bristol Road, it was identified that fencing, vegetation and business signage from the adjoining property had unintentionally encroached onto Council land. 

Discussions have been undertaken between council staff and the adjoining landowner, who expressed interest in purchasing part of the land at market value.

The land has been deemed surplus to Council's needs and the pathway construction has continued with no impact to the works.

Subject to Council endorsement of the sale, the landowner has committed to fund the costs associated with the subdivision and transfer of land.

 

 

     

    What are the dimensions of the land?

    The land is 68.75m long and 2.51m wide, tapering to 2.25m wide.

    How much is the land worth?

    The land has been independently valued at $61,500.

    What is the process once submissions are received?

    All submissions will be considered and a report will be prepared for Council to consider at a future meeting. Council will then vote to either endorse or not endorse the sale.

    What would happen if the sale were to be approved?

    The land would be consolidated into the adjoining parcels of 55 Geelong Road, Torquay (BIG4 Ingenia Holiday Park).

    Revenue from the sale would be allocated to Council’s cash reserve to be put towards a future project providing benefit to the community.
